A Thorough Membrane Inspection Saved This Tarragindi Home From Absolute Disaster
by Gavin Godfrey

Waterproofing Membranes are located around all wet areas of any home to prevent already-irritating water leaks from becoming entirely catastrophic, but when they fail, the results can be extremely unpredictable. Unfortunately for this Tarragindi home, the membrane system failed, and the results can even seem chaotic until you take a closer look.
When we first arrived, we were quite impressed with the state of this property. Every room seemed to be well-kept, the kitchen was clean, and the bathrooms were entirely pristine. However, during the inspection of one of the bedrooms, we noticed that a small patch of carpet near the cupboard was a bit wet. Instead of just dismissing this as simply spilled fluid that a tenant must have dropped by hand, we reached for our moisture meter and thermal imager, and we discovered a major leak hidden behind that cupboard.
The equipment was telling us there was a significant water leak lurking behind the walls of this home, but there was no other visual evidence to support it, which astounded us. The wall's skirting boards were clean, and the bathroom was visually leak-free. Of course, it is situations like these that demand that our equipment be used in every home regardless of its visual condition, as equipment such as moisture meters and thermal imagers can detect incidents that would otherwise have left no mark until they come bursting out of the walls and dramatically increase the repair bill.
With our findings in hand, our client was able to make an informed decision about whether or not they'd still like to go ahead with buying the property. They chose to re-enter negotiations with the property owner, and last we heard, they were seeking to have the cost of repairs accounted for during settlement. We wish them the best of luck in getting the property.
A thorough, cost effective inspection of a property you'd like to buy can save you thousands later on, especially when that property is suffering from a membrane failure of any variety. Fortunately, when you need a building inspection in Brisbane performed, you can rely on Ironside Building, Pest, & Pool Inspections to get the job done.
