Building Inspection In Annerley Reveals Serious Issues

Sometimes, buildings are able to hide significant issues behind an unsuspecting facade. For this Annerley property, the beautiful appearance wasn't able to account for the structural, legal, and logistical problems we were able to find in the house.

Built in the 1980s, this home had been renovated in the past, and the subsequent product was no longer a sound investment. The building had fallen victim to subsidence at some stage of its life, likely not helped by its double storey construction. The lower floor suffered the most damage from the renovations, with cracked floor tiles and ceilings too low to be considered habitable, a habitable space being any room with a ceiling that has at least 2/3rds of its surface area raised above 2.4m.

One of the biggest threats posed to the house is easily water damage, and that's before you consider the home's proximity to the Brisbane River. The two upstairs bathrooms leaked regularly, and the leak needed to be addressed before the water was allowed to further damage the home. While the property displayed no signs of termites at the time of inspection, the high-moisture levels made it an attractive target for the pests, and the subsidence and renovations make it more likely that any termite barriers previously installed may not be as effective as they should be.

However, to make matters worse, the state of the property and the standards of the renovations means it's likely that this work was completed without council approval, which could leave any potential buyer with an even bigger headache. In combination with miscellaneous visual stains, these structural and legal issues would have required the new owner to invest a significant amount of money into renovations and documentation, making it difficult to ensure this property would be a suitable investment for anyone. Consequentially, our client chose not to purchase this home, and was able to continue their home-buying journey elsewhere.

Even the most beautiful home can be hiding fatal flaws. At this Annerley property, a creeping uncertainty about the state of the home led our client to contact us, and it turned out that this building inspection was able to save them a significant amount of money.
