Building Inspection In Annerley Reveals Serious Issues

Buildings can sometimes conceal major problems behind their façade. An inspection of the Annerley property revealed that, despite its appealing exterior, it had significant structural, legal, and logistical issues. The home, which had been renovated in the past, had fallen victim to subsidence at some point and suffered from cracked floor tiles and low ceilings on the lower floor, rendering certain areas uninhabitable.

One of the most pressing issues for the property was water damage, particularly given its location near the Brisbane River. During the inspection, we discovered that both upstairs bathrooms were leaking and required immediate attention to prevent further damage. While we found no evidence of termite infestation at the time of the inspection, the high moisture levels in the property made it a prime target for these pests, and the previous renovations and subsidence made it more likely that any termite barriers installed in the past may not be effective.

To make matters worse, it was apparent that the previous renovations had been completed without council approval, making any potential buyer liable for legal repercussions. The structural and legal issues, combined with various visual stains, meant that significant amounts of money would have been required to renovate and document the property, making it a challenging investment.

Fortunately, our inspection saved our client a considerable amount of money and trouble, as they decided not to purchase the home and continued their search elsewhere.
